Before you get in touch
Do small holes in floorboards mean woodworm is active?
Holes can remain long after beetle activity has stopped, so they do not establish an active infestation on their own. Fresh bore dust, recent damage and the condition of the surrounding timber help a specialist judge what is happening. Avoid treating boards solely because old holes are visible.
Can damp timber become a structural problem?
Persistent moisture can allow fungal decay to develop, reducing the strength of affected timber. Joist ends, roof timbers and wood beside leaks can be vulnerable, particularly where ventilation is poor. Soft wood, crumbling surfaces or a floor that has begun to sag deserve attention rather than decoration over the symptoms.
What is checked during a timber survey?
The specialist firm examines accessible timber for signs of insect attack, decay and moisture-related damage. The scope depends on the booking and access to areas such as roof spaces or suspended floors. Findings are assessed before the specialist advises on treatment, repairs or further investigation; damage does not automatically mean chemical treatment is needed.
Who carries out the survey and any timber work?
A separate specialist firm carries out the timber survey and advises on the findings. That specialist firm also does any treatment or repair work agreed with the customer. Timber Surveys NI takes the service booking; questions about inspection methods or proposed work should be discussed with the specialist.
How much will my timber survey booking cost?
Timber Surveys NI takes bookings at a set price. Check the price and included scope for the service you are booking, and describe the property size, affected areas and any access restrictions. Do not assume that opening up floors, additional investigations or remedial work are included in the survey booking.
Can I book a survey for an older house in Northern Ireland?
Describe the house and your concerns in the enquiry, including its approximate age, any previous timber treatment and whether floors or roof spaces are accessible. Older properties may contain a mixture of original and replacement wood. If you are buying, also mention any timber concerns raised in the building survey.
How long does a timber survey take, and when can it happen?
Visit availability depends on the specialist firm's schedule. Time at the property varies with the number of areas to examine, the extent of visible damage and access beneath floors or into the roof. Include access arrangements when booking so the specialist can advise on timing for that property.
Why seek a timber specialist before replacing damaged wood?
Replacing visibly damaged wood may leave the cause unresolved. A timber specialist can distinguish between insect damage, fungal decay and moisture problems, then advise on the affected area and the conditions sustaining it. That diagnosis helps establish whether treatment, moisture control, repairs or a combination is appropriate.
